Tenant Find Service One Month’s Rent

This fee is for finding a suitable tenant and negotiating the rent, marketing and advertising the property, erecting a board, carrying out accompanied viewings, preparing the Tenancy agreement

Tenant Find and Rent Collection £495 +7% of Rent Received

This fee is for finding a suitable tenant and negotiating the rent, marketing and advertising the property, erecting a board, carrying out accompanied viewings,  preparing the Tenancy agreement and collecting the rent and supply monthly statements.

Fully Managed Service £495 + 10% of Monthly Rent Received

This fee is for finding a suitable tenant and negotiating the rent, marketing and advertising the property, erecting a board, carrying out accompanied viewings,  preparing the Tenancy agreement and collecting the rent and supply monthly statements, arrange for minor repairs, 4 monthly inspections, annual rent reviews. Advising utility companies and local authorities of any change of tenancy.

Tenancy Renewal Fee £25

This fee is updating the terms and preparing a new tenancy agreement.

Rent Review Fee £25

This fee is for reviewing the current market conditions and negotiating the rent change. To serve the required legal documentation for the rent change to the tenant (Section 13) if the tenancy is on a rolling periodic then updating the tenancy

Deposit Registration Fee £30

All tenants deposit must be registered by law with a government authorised scheme, this fee is for registering the property and tenants details and providing the tenant with the prescribed information and the deposit certificate.

The Scheme Property Factor use is the DPS.

Preparation of Inventory

This fee is for the preparation of the Inventory including both written and photographic evidence carried out by an independent authorised Inventory Clerk.  The cost of the inventory varies dependant on the number of bedrooms, locality and the time at the property.   Property Factor would be pleased to provide you with an estimate.

Check Out Fee £25

This fee is to agree a check out date with the tenant and carry out the inventory, deal with any disputes that may arise and once both landlord and tenant are in agreement arrange for the deposit to be returned.  Notify utilities companies with final meter readings and local authorities of move out date for council tax purposes.

Notice Served £45

If the landlord requires vacant possession of a property (Property Factor) will serve the required legal documentation (Section 21 Notice).

Withdrawal Fee

  1. If the landlord dis-instructs Property Factor before the tenant application has been processed £60.
  2. If the Landlord dis-instructs Property Factor after the tenant application has been   submitted £200
  3. When a Landlord withdraws from our fully managed service and retains the tenant, two months’ notice + 1 Month’s rent
